Able House Sitting® provides a popular service to homeowners who wish to have someone professional, discreet and trustworthy monitor and manage their home while they are out of town.
Our monitoring service helps homeowners:
· Have peace of mind while they travel
· Comply with their insurance policies (Most require 24, 36 or 72 hr home checks)
Able House Sitting is bonded and insured. We are able to provide a professional house monitoring service utilizing the background work experience of a Stationary Engineer* and Electronics Technician.
We have a select number of clients in established neighborhoods throughout the Pembroke and Petawawa area. We want to build trusting lasting relationships with our clientele - you can be assured that we will be the only people who will enter and monitor your home (we do not hire external ‘house sitters’).
We provide a signed document stating dates and times of visits, and are able to take pictures should insurance claims be required.

House Sitting Services & Rates
Our Standard Visit starts at $20 (Pembroke Area 1); or $25 (Pembroke Area 2) a
Standard Visit:
Includes the following services:
v Visual inspection of interior and exterior of home for vandalism and forced entry
v Check all doors and windows to ensure they are secure
v Check for broken water pipes or flooding from hot water heater
v Check for presence of insects or rodents
v Check smoke detectors
v Check for obvious roof leaks
v Flush Toilets/Run faucets/Operate dishwasher & washing machine (for extended absences)
v Check freezer (if requested)
v Water Indoor Plants
v Clear out unwanted flyers and newspapers/garbage
v Bring in the mail
v Reset timers and appliances if the power has been out
v If requested, adjust curtains and light timers/move vehicle to create lived-in appearance
v Turn on lights and heat (or A/C) prior to customer’s arrival home for added comfort
Additional House Sitting Services:
v Light Grocery Shop (for your arrival home) - $30 plus the cost of groceries (see below)
v Delivery acceptance or Service person supervision - $15 per hour
v Snow Removal/Grass Cutting/Watering exterior gardens - (Cost subject to size and duration)
Pets (Additional Service):
Note: The below pet service can only be provided as an additional Service in addition to your house sitting arrangement. Able House Sitting strongly recommends that suitable vet arrangements be made as we are unable to assume responsibility for the health of your pets. We must have permission to transport your pet to the vet should an emergency occur.
v Feed your cat/rodent/bird – included in daily visit (no dog services available at this time)
v Change cage – (minimum $10 charge)
v Provide transportation to local veterinarian $20 (local emergency vet arrangements must be done by owner prior to departure)
MONTHLY PACKAGE: 3 Standard Visits/week - $220 (Area 1) - $280 (Area 2)
For longer absences, consider our monthly package! We will provide the following:
v All services as listed in the Standard Visit (stated above)
v Visit to customer’s home three times per week
v Once per week: FLUSH all toilets AND RUN all faucets to eliminate stagnant water from lines and prevent sewer gas smell.
v Once per week: RUN dishwasher and washing machine through a cycle to prevent seals from drying out

Payment Terms & Options
v We accept cash or money order
v Customers may prepay for all services upfront or submit payment on a bi-weekly or monthly basis.
v 50% of payment is due at start of contract
House Sitting Service Contract
Able House Sitting® has a standard Service Agreement that provides protection and clarifies expectations for both parties. We will review this document with you during our personal consultation session.
Grocery Services & Rates
Our Standard* Delivery starts at $30 + Cost of Groceries -Pembroke Area 1
Standard Grocery Delivery includes: Milk, Bread, Eggs, Cheese and Butter.
Includes the following services:
v Obtaining standard* groceries from a local grocery vendor
v Delivery to your door.
v Prompt reliable delivery at a stated time.
Now Available – Introducing A NEW MONTHLY RATEfor our Standard*Delivery – 1 visit per week
Standard Grocery Delivery - $100** + Cost of Groceries – Pembroke Area 1
* This service is available on a trial basis.

FAQ’s - Frequently Asked Questions
Q. Why is it important to have someone check on our home while we’re away?
A. Most insurance companies require that you have someone check your home periodically (ie every 72 hours-if not more often) if it is left unoccupied. Check your home insurance policy for your specific ‘away’ requirements. Many insurance policies have clauses that will void coverage if your property is left unoccupied and unattended for extended periods of time. Some clients have discovered that their policy requires their home to be checked on a daily basis during the winter months.
Q. How much do your services cost?
A. Please see the Services/Rates in our brochure for our House Sitting and Grocery Service rates.
Q. Where are you located?
A. We run our business out of our home. We are located at 159 Laurier Avenue in Pembroke ON.
Q. Where can we get more information?
A. We are happy to give you information by email or telephone. We are also able to come directly to your home to discuss your individual requirements. Please feel free to call or leave a voice message. We will return your call within 24 hours.
Q. Who will have access to our property?
A. Only Able House Sitting (Bill or Ann-Marie) will have access to your home. If you choose to have the grass cutting and/or snow removal options, an external vendor may provide this service. These vendors will have access to the exterior of your home only and will deal directly with Able House Sitting.
Q. Will you stay in our home while we are away?
A. We do not provide in-house sitting services.
Q. Am I obliged to have a contract for the house sitting service in order to obtain grocery service?
A. No.
Q. Are grocery services available only in Pembroke Area 1?
A. At this time, yes, however we will consider other areas on a case-by-case basis.
Q. Will you take care of our pet while we are away?
A. While pet sitting is not our core business, we are happy to provide pet care for cats, rodents and birds as an addition to your house sitting arrangements. Basic care such as providing food and water for cats or other small rodents or birds is not a problem. We are also willing to change cages and litter boxes. If you require dog care there are other local businesses (see Yellow Pages) that specialize in pet sitting and daily dog walking which may be more suitable for your pet.
Q. Am I obliged to have a house sitting contract in order to obtain care for my pet?
A. Yes, while pet sitting is not our core business, we are happy to provide pet care for cats, rodents and birds as an addition to your house sitting visit.
